Building install is scheduled for Tuesday, and should be done mid-day Wednesday.

Then my work really starts. I think I've got most everything covered. I've found a company who sells fiberglass insulation with the white vinyl facing, they will cut to custom width and length. This will accommodate my odd bay spacing, and allow single rolls to be used from one side of the building, across the roof and down to the other side (which will be top of the garage doors).

Wow, that is cool! So you'll be able to have one roll cover the walls, across the roof, and down the other wall, in say like an 8ft width? How does it fasten? What is the R value?

Post subject:  Re: Shop build

You have the idea right, not sure how wide they can make the roll. The width will match the bay spacing between my steel studs (2'11" & 3'8" on center). This made the choice easy, the odd bay spacing was going to make standard batt widths a PITA to install.

They have multiple thicknesses available, based on the depth of the studs. Mine will be 3", my studs are 2.5" square. It's not a ton of R-value, but ok for a shop that will only be heated a few months a year and only while I'm working. You really can't go much thicker than the stud depth or you'll compress the insulation, making less effective. I'm going with a vinyl facing that also has a reflective radiant barrier that will help, in addition to the R-value. The batts are secured with a steel strapping that is run perpendicular to the studs and screwed up, you can do the same thing with bailing wire as well.

It's actually a company based in Littleton, CO, but the stuff ships from So Cal.

Post subject:  Re: Shop build

Well, it looks like this is going to drag out even longer now. There are some problems with the way they built the building. Some of it is just sloppy, doesn't match the engineered plans, and will cause me difficulty with insulation (stud spacing) or is just visually unpleasant (siding installation). Some is possible code violation (height of the building). Some is truly structural, and needs corrected (load bearing studs not sitting on sill plate, but secured with sheetmetal screws in 'shear'). I'm planning to have the building inspected & showing the inspector what I see, so it fails. Then force the company to return, and rebuild the building correctly.

Someday, I may actually get to work on my Bronco again. banghead

Post subject:  Re: Shop build

Thanks guys. The building inspector is coming out today. I told him what I saw, and he's happy to help me.

A lot of these building are sold & installed with no permits or engineered plans. That is not the case for my area. I'm assuming the installers are used to slamming them up, and they did that here. I'm not going to get into details about what is wrong, I'm sort of beside myself over the matter. I'm sick of dealing with this, and just want a place I can get back to work on my stuff.

I guess my leverage is that I put my final payment (90% of the price) on a credit card. My neighbor who had a minor problem with his, did the same, and stopped payment on the full amount until it was corrected. I followed his suggestion. I didn't think I'd have problems like this, but I'm honestly not shocked. It seems like service & professionalism, or even doing your damn job correctly, is becoming a rarity.

It's so sad that more often than not, you have to babysit people to do their job! That is a whole other discussion, but I hope that the right folks work together to get your shop done correctly and quickly! I hope you can set deadlines for the work to be done, otherwise the builder can pay for liquidated damages, ie not get paid in full.

Agree! I am not going to pay some jack-off to do a 1/2 assed job. Frustrates the hell out of me.

But non the less super jealous of the space you'll have once the job is done.

Appreciate the support.

Building failed inspection yesterday! Feels weird to be happy about saying that. Going to forward inspection report to the manufacturer and see how they respond.

Made the phone call today and met with some resistance.

For those of you with construction/engineering backgrounds or experience, how would you feel about every load bearing wall being supported with 6 sheet metal screws (the 2x4 is just sistered next to the stud for running electric & insulation before hanging osb walls)? No where in the plans is there mention of raising the wall stud above the floor plate. The 'manager' stated that this method was an appropriate way to build the structure. I've NEVER heard that putting a load into shear on screws was an acceptable building method. The building is rated for 30 lbs/sq ft snow load (almost 1100 sq/ft of roof = 33000# snow load), 130 mph winds, and also is in a seismically active zone where earthquakes are expected.

Post subject:  Re: Shop build

I call bull sh#t! There is no way that is right. 6 sheet metal screws can't have anywhere near the shear to hold that much weight. I was in construction for a bunch of years. I built log and timber homes, not metal buildings. The best way to have solid strength is piece sitting on piece, not having a fastener holding weight.

Post subject:  Re: Shop build

Super frustrating update:

I'm getting stone walled by Interstate Steel. They want to patch the structural issue where the 'legs' of the building are floating in shear on screws. They want to add extra studs on the end walls instead of spacing them according to plans (making insulating very difficult). And they are completely ignoring the fact that they built the building 3" taller than my maximum specified height (likely making the building taller than code allows). They know to address these issues correctly, they will have to completely disassemble the building and rebuild it. This will also likely require replacing all the sheet metal siding.

I've reversed their payment for the building on my credit card so I have some leverage. But I don't know how long this will take. At this point I don't really want them back on my property, but have to give them the chance to make the repairs. I'm feeling that the breaking point is nearing. If they don't agree to make the repairs very soon, it will be time to lawyer up and figure out how to have the building fixed by a 3rd party at Interstate Steel's expense.

This sucks banghead
