My Broncos are thinking of going "Free Range"
For a while I have been looking for a place with more room for my Broncos and the rest of my crap. Also I have been looking for a place without an HOA. I got a letter recently from my current HOA saying that I'm not allowed to have any " Rubber Items " in my yard. I called to ask what they were talking about and they told me I can't have my garden hose out in my yard. What? Are you kidding? Anyways, I'm done with it. Plan one was to build in the country. That turned out to be either too expensive or too far out in the sticks for my taste. I put in offers on several in town places with large lots but none seemed to work out. I had seen a property I was interested in a couple months ago with an Acre in town. It had a three car and a one car garage as well as a second smaller house that had been used as a rental property. The main house appeared to be someones renovation project that didn't quite get finished. By the time I made time to go check it out, it had gone under contract so I moved on. Well, apparently the first buyer had a contingency of selling his current home and the deal fell apart when his house didn't sell. So, long story short, I now have it under contract. I'm a little concerned about getting it through the inspection and appraisal process because the house is 110 years old and there are not any good comps due to the uniqueness of the property. The good news is, my real estate agent and my lender seem to think it will be just fine. So, if this all works out, I'm going to be looking for an Electrician, Someone to refinish hardwood floors, A guy that can repair stucco, An HVAC guy, a drywall / texture guy and possibly a plumber. If any of that falls in your skill set or if you have anyone you recommend, post it up. Oh yea, going to need someone who does recycled asphalt as well. It's a long way from a done deal but we are pretty excited about it. Once we get the house part of it in order, our next order of business will be to expand the three car garage into a real shop. I guess I know what I'll be doing on the weekends for while.

Geez, we have guys that have experience in all those fields. When the deal looks done just post up and I think you'll get some leads, the only problem I see is everyone is busy right now.

So, after a bit of chaos, it a done deal. I signed on the dotted line for the new place this morning. We are going to get a bunch of stuff done before we move in so it won't really be " Home" for a while yet. One of the first projects is going to be refinishing the hardwood floors. The floors have been stripped and are currently just bare wood.. I also have to modify the ceiling opening for the staircase because it has a low head clearance issue that needs to be addressed. Another concern is adding a dedicated circuit for the refrigerator which is currently plugged into a counter top outlet. The list goes on and on. Oh yea, it also has a small rental house on the property that I need to get ready to rent out. Lots to do. Here is the listing for it http://www.coloproperty.com/listing/details/1044691

Congratulations Jeremy ! Great that you have some time to get things in order before moving in. I wouldn't rent that house out................. I would buy your 4th Bronco and just use it as your doghouse Let us know if you need any help with moving

Congrats! Looks like a really nice place and it's great you have the flexibility to fix it up just the way you want before you move in. Consider painting the garage floors while it's empty too. So 3-car detached and 1 car attached?
UNC not too far, so renting shouldn't be hard. But better get a good deposit.

Congratulations. I bought a 110 year old RR hotel and know exactly what your about to go through.
One thing you might want to consider is finishing the floors last or close to last, as they will just get beat up doing the other work first.
Consider plumbing, electrical first, then drywall. Outside stucco this spring. Drywall when your done cutting hole for plumbing and electrical.
I love old houses.
