It’s a penetrating sealer, cheapest place I could find it was online. Looked at other options but this seem to be the best for what I wanted, within my timeframe and budget. I read a bunch of threads on garage journal since that’s where most of those flooring dudes hang out.

Passed final in April, got the outside painted and gutters put on. Hung the heater now that it’s summer lol, will install the vent and hook it up in the fall. Also finished insulating the remaining two walls and put up OSB. Also pulled speaker wire to all four corners and network cable to three of the corners for IP security cameras. The roof insulation and OSB will be a huge pain so will probably hire that out right before winter.

Nice work. I like the OSB walls. Must be a huge contrast. Still can't believe all you did in the old single car garage.

Finally unpacked everything and at least have some of it separated. Will have to organize the shelves a bit more but have the stuff for sale removed from that which stays.

I think you ran an internet connection to your garage. I'm getting ready for earthwork now. They will trench from the house to the garage for electric service and gas. What is the best way to run an ethernet/internet connection to the garage? Wire type? Conduit or direct bury? Separation distance from electric service wire?
